Construction: Reinforced concrete foundations and floor slabs, concrete panel external walls to the majority featuring rebated sections to part. First floor office external walls are glazed and part Alucobond clad. Longrun steel roofing laid over foil membrane and wire netting supported by aluminium purlins and steel structural frame with columns to part. Translucent roof panels at regular intervals and high bay lighting throughout. Four motorised roller doors. Minimum stud height 11.4 metres. Substantial suspended canopy off warehouse. The office wing comprises concrete panel walls with part alucobond cladding, powder coated aluminium joinery, polished concrete and vinyl floor finishes to ground floor, carpet and vinyl floor coverings to first floor. Internal partitioning is plasterboard lined. Ceilings are a mixture of plasterboard and suspended type. High wall unit and ceiling cassette air conditioning throughout.

Amenity appointments to both ground and first floor levels. Fire alarm, security alarm. Other site improvements include concrete seal warehouse access yard and turning areas, asphalt sealed carpark and access area. Concrete kerbing, drainage, landscaping, retaining walls and fencing. Excludes internal racking system.
